Project Overview

AGM Group was appointed as both the principal contractor and the mechanical & electrical (M&E) contractor for the new Superdrug fit-out at Central Retail Park, Falkirk. The unit, formerly occupied by Poundland, required a complete dilapidations programme before works could begin. AGM Group carried out these works in close coordination with the landlord to ensure all requirements were met ahead of Superdrug commencing their lease.

With a mezzanine structure in place, the strip-out process required particular care to retain all fire compartmentations. This strategic location was chosen by Superdrug to strengthen its presence in the area, attract new customers, and showcase its extensive range of leading health and beauty brands.

Challenges and Complexity

Retail fit-outs involve integrating multiple building services and construction elements, requiring precise coordination. In this project, AGM Group managed both the M&E systems and construction works, allowing for a seamless, fully aligned programme.

Our first step was a detailed survey of the unit’s existing infrastructure—including flooring, air conditioning, shopfront systems, security, and ventilation—to determine what could be reused and what needed replacement. From there, we developed a clear schedule, agreed upon with the client, and planned procurement to allow sufficient lead times. Works were then sequenced strategically, ensuring services such as flooring and ventilation were completed in the correct order to maximise efficiency and minimise programme duration.

Collaborative Solutions

We worked closely with the client to ensure the programme met their operational requirements, accommodating elements they would supply directly to site. Coordination extended to external consultants, including BT, security system providers, and the landlord, as well as the retail park’s operational team.

While access was more straightforward than in a shopping centre environment, careful planning was still required to arrange deliveries, lorry movements, skip exchanges, and waste recycling—particularly during the strip-out phase. Close collaboration with all stakeholders helped ensure there were no unnecessary delays.
